Office Hub’s August 2026 data shows that average advertised flexible office rates within two kilometers of five central US business districts ranged from $472 per desk per month in Los Angeles to $746 around Grand Central Terminal in New York. Washington, DC averaged $551 and San Francisco $538, while the Chicago search did not return enough reliable pricing data for a comparable average.

These figures cover the wider flexible workspace market rather than hot desks alone. Private offices accounted for 63.3% to 84.4% of available inventory in the cities reviewed, so room capacity, privacy, building quality, and included services have a major effect on the final rate.

This guide explains what different office options cost, what the monthly fee normally includes, which expenses can sit outside the headline price, and how location, team size, agreement length, and workspace type affect the amount paid. It also compares flexible workspace with traditional office space and working from home so businesses can compare the full cost rather than one advertised figure.
