How to Compare Office Rent, Amenities and Lease Terms
Last Update: 20 October, 2026•Read: 7 minutes
The easiest way to compare office rent is to stop comparing rent alone. Put every option on the same total monthly cost, check exactly which amenities and services are included in that price, and then compare the lease terms that determine how easily you can stay, leave, expand, or reduce the space.
Office quotes are difficult to compare because they rarely price the same thing.
A conventional office can advertise a lower rent while leaving the tenant responsible for fit-out, furniture, internet, utilities, cleaning, and day-to-day management. A furnished flexible or serviced office often carries a higher monthly rate because many of those costs are already bundled into the fee.
Even within the flexible office market, the headline price does not tell you everything. One office space can include meeting-room access, internet, utilities, cleaning and reception support, while another charges separately for some of those services. Parking, printing, after-hours air conditioning, dedicated IT support, and additional meeting-room use can also sit outside the advertised rate.
So two offices that look similarly priced at first can end up costing very different amounts once you work out what it will actually take to occupy and run them.
And price is only one part of the comparison. The comparison also needs to account for how well the office works for the people using it. A cheaper space can quickly lose its advantage if the location is inconvenient, meeting rooms are difficult to access, or the workplace lacks the facilities employees rely on.
A 2026 Americas Office Occupier Sentiment Survey found that 62% of surveyed organisations identified inconvenient location as a factor limiting office attendance, while 53% cited a lack of amenities. It also identifies functional technology, meeting space, and adequate focus rooms as workplace basics, not optional extras.
Before signing anything, compare each office in three layers:

- What will it really cost?
- What does that price actually include?
- What happens if your requirements change?
