Lanwades Business Park is located in the in the leafy Suffolk countryside just outside of Newmarket. With good public transport links into Newmarket, Bury St Edmunds and Cambridge via bus and trains, with Kennett railway station less than 400m from the Park entrance. Lanwades Business Park also provides amply FREE onsite parking for our customers and their employees and visitors.For shorter periods (from 12 months) and for smaller premises, we provide a fast, flexible, simple monthly paid licence agreement. This can be very useful for growing new businesses whose space needs are difficult to forecast.A service charge (currently just from around £2 ft./year) is applied to all units. This INCLUDES water and sewage services, disposal of light waste, lighting external areas and maintenance, plus general caretaker services. Where properties are let on license, the building structure is insured by the Landlord. The occupier is free to insure contents directly. Leased areas are let on F.R.I. terms.
